The basic Building Society Valuation prepared upon a property is for the use of the Bank or Building Society and is based upon a limited inspection by their valuer. A copy is sometimes released to the Applicant, but there will be a warning to confirm that the Valuation inspection is not a Survey. It is therefore important for a Purchaser to have a more detailed inspection undertaken before a legal commitment to purchase is made.
The Homebuyer Survey and Valuation Report is a very popular choice for a purchaser. This is a concise Report covering the interior and exterior of a property, its services and the site. The Report focuses on the defects and other problems which in the judgment of the Surveyor are urgent or significant. It also covers:
· The general construction and particular features of the property.
· Particular points which should be referred to the client's legal advisers.
· Other relevant considerations concerning, for example, safety, the location, the environment or perhaps insurance.
The Homebuyer Survey is intended for conventional houses, flats, bungalows, etc, in apparently reasonable condition. It will provide a Valuation and also give advice on the reinstatement cost of the property.
The Building Survey is intended to give a detailed report upon residential property in any condition. It includes an assessment of construction/condition and will give technical advice on problems and on remedial works. The Building Survey is ideal for older properties. A valuation, however, is not provided - this being available if required at an agreed fee.
